P250B worth of hotel projects to be added to PHL inventory in coming years


Hotel developers across the country have invested some P250 billion to add 40,084 new room keys to the country’s existing inventory in the next six to seven years, according to Leechiu Property Consultants (LPC).

According to LPC, more than half or 54% of the national pipeline keys will be built by the top 10 hotel developers, led by DoubleDragon Corp. with 4,324 keys; followed by Megaworld Hotels and Resorts with 3,889 keys; and Hann Philippines Inc. with 2,850 keys.

These are followed by The Henann Group which is set to add 2,800 keys; Anchor Land Holdings with 2,270; SM Hotels and Conventions Corp. with 1,723; AppleOne Properties Inc. with 1,063; Robinsons Hotels and Resorts with 1,016 keys; Cebu Landmasters Inc. with 899 keys; and Ayala Land Hotels and Resorts with 889 keys.

For the fourth quarter alone, LPC expects 3,231 new keys set to be added into the inventory, including 250 keys from the Citadines Paragon Davao and Ascott DD Meridian Park.

Half or 50% of the pipeline keys are located in Luzon with a concentration in Clark and Metro Manila; 42% will be in the Visayas with a focus in Boracay, Mactan island, and Panglao; and 8% will be in Mindanao in Davao City, Cagayan de Oro City, and Siargao.

“Developers are targeting key locations like resort and casino destinations to capitalize on strong tourism demand,” LPC said.

“Pipelines show a focus on upper midscale and upper upscale hotels, catering to both premium leisure and business travelers,” it added.

Upscale hotels made up the biggest share of the pipeline with 26.30% or 5,713 rooms, while the upper upscale segment accounted for 16.02% or 3,479 rooms.

In terms of operators, Accor was reported to have 3,422 keys; Ascott with 3,000; Radisson Hotels with 2,988; Marriott International with 2,771; and Dusit International with 812.

LPC expects 8,168 keys to be open in 2025, majority of which will be in Metro Manila and the Cebu Province, and includes the 555-key Crown Regency Grand Paradise Resort in Bohol, and the 475-key Westside City Resorts project.

For the coming years, LPC expects the addition of 9,110 keys in 2026, 3,834 keys in 2027, 8,969 keys in 2028, and 6,772 keys in 2029 and beyond.—AOL, GMA Integrated News
